ARE THERE MANAGEMENT FEES WHEN THE PROPERTY IS VACANT?

We are on the same team!  We make money when you make money, therefore, no fees on vacant properties!

HOW ARE SECURITY DEPOSITS HANDLED?

Security deposits are retained at our bank in an interest-free account specifically dedicated for deposits.  Assuming everything goes well in the final walk through, they are returned to the tenant once we verfiy the final water bill has been paid.

WHAT IS THE AVERAGE COST AFTER A TENANT MOVES OUT TO MAKE A PROPERTY RENT READY?

The correct answer is it depends.  A typical turnover of a property with normal wear and tear will be between $200 and $500

HOW OFTEN DO I RECEIVE UPDATES?

No news is good news!  However, you have 24/7 access to the status of each account through the owner portal.  We will notify you by email of property maintenance, late rent, lease violations, lease expirations and periodic inspections.

HOW DO YOU HANDLE LATE PAYMENTS?

All rents are due on the 1st of each month.  The account is late by the 5th.  On the 6th, we email and call tenants.  If no arrangements have been made, we deliver a 3 day notice to vacate on the 8th.

WHAT DO YOU EXPECT FROM OWNERS?

Owners are the reason we are in business.  They need to be willing to communicate and maintain their properties for the safety and wellness of the tenants.  This will also help to increase the value of their asset.
