Can you hold a place before I apply?
We manage rentals on a first-come, first-served basis and require a completed application and any required fees to reserve a property. To secure a unit quickly, apply online or in person as soon as possible; in limited situations we may accept a holding deposit with a signed agreement—contact us for availability and terms. -
Do I pay the first month’s rent and last month’s rent with my security deposit?
Move-in funds vary by property. Typically you’ll pay the first month’s rent and a security deposit; some units also require last month’s rent. We provide a clear move-in cost breakdown upfront so there are no surprises. -
How old do you have to be to apply?
Applicants must be of legal age to enter a lease, normally 18 years or older. -
Is the deposit refundable?
Yes—security deposits are generally refundable under the terms of the lease and applicable state law, minus documented deductions for unpaid rent, damages beyond normal wear and tear, or required cleaning. We communicate any deductions clearly and promptly. -
Who needs a cosigner?
A cosigner may be required if an applicant does not meet income, credit, or rental history standards. Cosigners must meet our financial qualifications and sign a guarantor agreement to accept responsibility if the tenant does not meet lease obligations. -
You have a property I want to rent. How do I apply?
Apply online through our portal or in person. A complete application, application fee, and supporting documents—such as proof of income, photo ID, and rental history—are required. We process applications efficiently and update applicants on status throughout. -
How do I pay rent?
Rent can typically be paid via our tenant portal (online payment or ACH), automatic bank transfer, or check/money order depending on the property’s payment options. We encourage electronic payments and autopay to ensure timely rent collection and clear records. -
I want to get a pet. What should I do?
Review your lease and contact management before bringing a pet. Some properties allow pets with a pet deposit or monthly pet rent and may have breed, size, or quantity restrictions; service and emotional support animals are handled per applicable law. -
I want to move out, but my roommate wants to stay. What should I do?
All tenants on the lease remain responsible for the lease terms. If one tenant wants to remain, that person must qualify on their own or find an approved replacement. We can guide you through lease reassignment or add/remove-tenant procedures subject to approval. -
My lease expiration is coming, and I want to move out. What should I do?
Check your lease for the required written notice period and submit your intent to vacate in writing by the deadline. Follow the lease’s move-out procedures, schedule a final inspection, and return keys to avoid charges. -
Who is responsible for paying for repairs & maintenance requests?
We handle routine maintenance and repairs to preserve property value and tenant comfort. Tenants are responsible for damage caused by negligence or misuse. Please submit all maintenance requests through the tenant portal or our maintenance line so we can respond promptly and document work.
